What Does a Property Extension Involve

The specific process for property extensions varies service by service, but usually, we begin by agreeing the quote and organising building control, before we dig the foundations and fill them with concrete. 

Once the foundations are set, we install the subfloor before handling block and brickwork. Next is the roof construction, pitched or flat, depending on the plans. If pitched, membrane and tiles are used. If flat, we have a selection of roof coverings. 

 

Next, windows and doors are fitted, making the property watertight. This is a good milestone to be aware of, as it's the point where the weather stops affecting the build.

 

The next stage involves screeding, fitting plumbing and electrics, before handling carpentry, plastering and flooring. If the extension involves a kitchen or bathroom, those are fitted, before we move to second fix services, doors and mouldings, and finally, paintwork to finish the space.

Architectural Design & Planning Permission

If you already have technical drawings, we work with those. If not, we can assist you by referring you to our local skilled architect, who handles the designs, technical drawings and, if required, planning permission applications. 

 

Build & Completion 

Once the relevant permissions are acquired, we begin the build, bringing your ideas to life. One of us will always be on-site, but we also check in with you at regular intervals to make sure you’re happy and keep you updated on the schedule. 

How Much Does a Property Extension Cost?

Costs of extensions in Dorset and Hampshire vary based on the scope of the work.

Do I need planning permission for my extension? 

Recent rule changes around permitted development rights mean that many properties no longer require planning permission for an extension, so long as they fit the right criteria for size limits, land coverage and height restrictions. However, if you exceed these limits or live in a protected area, you may still need permission. We will be able to advise you once we conduct a site visit, and if you need planning permission, we can connect you with our local architect. 

 

How do I know which type of extension I need? 

 

The right extension for you will depend on your lifestyle, wants, property and budget. You can get a good idea of the different extension types through the Property Extensions We Offer section, and we can offer guidance during your consultation if you’re unsure. 

 

Do I apply for planning permission before or after booking ER Build Co for a site visit?

 

Either way works. Some people prefer to use their own architect, in which case they will acquire the drawings and technical plans first. Others want more support along the way, or prefer to have a consultation regarding costs, before submitting the applications. Whichever way you approach things, we can help.
